Buying

Let's find you a home you'll love.

Buying a home shouldn't feel like a battle. I'll walk beside you through every step — clear, honest, and never rushed — from pre-approval to the day you get your keys.

The Process

Your buying journey, step by step.

Pre-Approval

We start by getting you connected with a trusted lender so you know exactly what you can comfortably afford.

The Search

I'll curate listings that actually match your needs — not just your budget — and we'll tour homes together.

The Offer

When you find the one, I'll help you build a competitive, protective offer strategy tailored to the market.

Conditions

Inspections, financing, and any other conditions get handled carefully, with clear communication at every turn.

Closing

We finalize the details with your lawyer, and I'll be right there with you when you get the keys.

Good To Know

Nova Scotia buying, demystified.

The Agreement — Form 400

Form 400 is the standard Agreement of Purchase and Sale used across Nova Scotia. Your conditions — financing, home inspection, and the like — are built right into this same document as clauses. I'll walk you through every line, so nothing feels like fine print.

Condition Removal — Form 408

Once your conditions are satisfied, Form 408 is the buyer's notice that formally removes them and firms up the deal. Timing matters here, and I'll make sure every deadline is tracked and met.

HST on New Builds — Form 405

Resale homes are generally HST-exempt, but new construction may have HST implications. Form 405 is used to work out any available rebate. I'll help you understand exactly what applies to your purchase.

FINTRAC Requirements

As a licensed agent, I'm required to verify identity under FINTRAC regulations to help prevent money laundering. It's a standard step — I'll explain what's needed so it's quick and painless.

Questions

Buyer FAQs.

Q. How much do I need for a down payment?

In Canada, minimum down payments start at 5% for homes under $500,000, with a sliding scale above that. I'll connect you with a trusted lender to map out exact numbers for your situation.

Q. Do I need a lawyer?

Yes — Nova Scotia real estate transactions require a real estate lawyer to handle the closing. I work with several excellent local lawyers and I'm happy to make an introduction.

Q. How does SIRVA relocation work with home buying?

As a SIRVA approved provider for CFB Halifax and 12 Wing Shearwater, I understand the relocation timelines, entitlements, and paperwork involved — and I'll coordinate closely with you to keep everything on track.

Q. What does it cost to work with you as a buyer?

In most cases, buyer representation comes at no direct cost to you — commission is typically paid by the seller. I'll explain exactly how this works during our first conversation.
