This is the moment most buyers feel a huge wave of relief, and it should feel good. But an accepted offer is really the start of the next chapter, not the finish line. Between now and closing day, a handful of important steps need to happen, and they all run on dates written right into your agreement.
The short version
Every purchase is a little different, but in a nutshell, you can expect:
- A close read of your agreement, with your key dates marked
- Your mortgage broker and lawyer getting what they need to do their part
- Your deposit, inspections, and due diligence
- Home insurance lined up
- Conditions satisfied and the sale becoming firm
- Closing day, and your keys
Two things worth remembering
Know your dates. Deadlines are written into your agreement, and missing one can have serious consequences.
Never waive conditions until you’re completely satisfied and ready to move forward.
Already working with an agent?
Then they’re the right person to walk you through your own timeline. Your property, your financing, and your agreement all change the details, so ask them anything that comes up.
Not working with anyone yet?
In most Nova Scotia transactions, the buyer’s REALTOR® is paid through the seller’s proceeds, so buyers typically get professional representation at no direct cost. When I work with buyers, my goal is simple: make it one less thing for you to worry about and keep everyone on the same page.
If you’re thinking about buying a home in Nova Scotia, I’d be happy to answer your questions over a commitment-free coffee.
